Private houses can belong to various categories - from modest budget cottages to luxurious villas located in elite villages. If in the first option priority is given to rationality and simplicity, then as incomes increase, the focus is more on status and luxury. However, the main requirement for a home, regardless of its cost, is always comfort.

House layout

Among all amenities, the main place is occupied by the location of the rooms. They are distributed according to their purpose. And from their location in connection with other rooms, verandas, corridors will depend on how rational the use of space will be.

The layout, which is the basis of the structure of the house, is laid at the design stage. Today you can choose a ready-made standard project among pre-designed options. This will significantly speed up and reduce the cost of the design process and will provide an opportunity in the most short time to bring to life ideas that are very close to the needs of the main part of customers of private houses.

  • It is recommended to position the house so that the wind blows into the roof slopes. This is at strong wind will reduce resistance. In addition, the rains will not flood the gable. It is also necessary to take into account the terrain, so that the house does not stand on the lowest and highest points. And be sure to find out the direction of water movement, the type of soil and other features.
  • When laying communications, it should be taken into account that the drains must go under natural gravity and be discharged to a place allowed for this.
  • Bring internal communications into knots. Place the bathroom and kitchen in adjacent rooms. This will save you from laying additional pipes. Also take care to ensure a good outflow of water so that the sewer can take in such an amount that it will fall into it when the dishwasher and washing machines, as well as the use of showers and baths.

Consider a few examples of designing small, but very livable houses.

for 8

Very rational decision for out-of-town dacha construction and for conditions of very dense urban development. The house is freely placed on small or narrow plots. Due to the small area, such projects are in great demand and have a relatively low cost of construction. Inexpensive and simply built house allows you to comfortably relax in all seasons. A small family can live here permanently, for which you should take care of reliable connection electricity and good communications. The plan of the house 6 by 8 can be implemented based on individual preferences.

In a small area you can place a kitchen, a large dining room and a bedroom. If then on the second floor, arrange a dressing room, two large bedrooms, a balcony and a fireplace. In the plan of the house 6 by 8, you can include a bathroom with an area of 2.8 m 2, which will be located under the stairs. The total area of the space will be 48 m 2 , and the living area - 30.5 m 2 .

Another layout option: on the second floor there are two bedrooms, and on the first floor there is only a very spacious living room-kitchen, a bathroom, a sauna. Building a house according to this project is suitable for small families. The indicated one has a living area of 31.4 m 2, and total area- 48 m2.

House layout 6 x 9

On the ground floor - terrace, kitchen, living room, dining room and bathroom. The combination and adjoining of rooms can be different. As an option, you can consider adjoining the kitchen to the living room or dining room.

On the second floor - 2 bedrooms and a hall.

House layout 6 x 10

House 6 x 10 is an excellent solution for all people who prefer not only to relax away from the hustle and bustle of the city, but also to settle here on a permanent basis.

A 6 by 10 house plan could be as follows. equip two cozy bedrooms and one big room. From the porch there is an entrance to the veranda, to the left there is a bathroom and a bathroom. In the center there is a hall, from which a door leads to a spacious living room. To the right of the hall is the kitchen and dining area. The layout of the rooms is quite practical and does not contain extra corridor rooms.

House plan 5 by 6

Despite the very modest dimensions of the house, on the ground floor you can place a fairly large kitchen, which is necessary for every modern housewife, a living room, which, if desired, can be adapted for a living room or Personal Area. On the 2nd floor there are two bedrooms and 2 spacious rooms.

A one-story house with an area of 10 × 10 meters provides some freedom of action. Of course, this is not a two-story mansion, where each family member will have his own spacious room, but not a house of 50 square meters, where not only a utility zone, but also two, or even three or four rooms are included.

The number of rooms, their size, purpose is much easier to vary when the area of the house is 100 squares. Yes, and there are many more projects with such a quadrature. Consider the most optimal designs for comfortable living large or small families so that it is easier for you to choose the right option.

A one-story house on the site takes up more space than a building of the same area, but with two floors. However, for a family with children or with relatives of advanced age, the disabled, this option is more preferable - it is safer, more convenient.

Yes, and a staircase that would lead to the second floor would take up usable space.

But there are other advantages of such a building.

  • The usable area is enough for a family of 4 or even 5 people.
  • Reduced injury rate due to lack of stairs.
  • Makes house cleaning easier.
  • The design of all rooms of the house can be done in the same style.
  • The house warms up faster and keeps heat longer.
  • House square shape, the number of solutions is large.
  • The foundation does not need additional reinforcement, since it must withstand only one floor.

Comfortable and spacious can turn out cottage 10×10. The layout of the rooms, their location depends on the size of the family. So everyone will be comfortable in it, including guests who, no, no, and even want to stay the night.

Important: note that the indicated area of 10 × 10 does not mean that its living or common area will be such. 10-20 sq.m will be taken for themselves external walls and interior partitions used for zoning.

That's why usable space, with which you will operate, 80-90 m 2 will remain. And this is quite enough - see for yourself.

The presented version of the house has a total area of 76.55 sq.m, of which 48.25 - living space. And only one room (living room) is a walk-through.

  • 2 children's rooms of 9.32 sq.m.
  • Bedroom 11.58 sq.m.
  • Hall 18.03 sq.m.
  • Kitchen 7.32 sq.m.

In the remaining area, it was possible to accommodate a boiler room, a bathroom, a vestibule or dressing room and a hall.

If you do not need 2 children's rooms, one room can be used as an office or guest room. If the house is heated double-circuit boiler and the boiler room is not needed, the bathroom can be made separate or the freed up area can be used for a wardrobe, pantry, dryer.

Important: if you want to learn how to create interior plans, read our article: 25 best programs, applications and services for an interior designer. This skill is useful for everyone, not just a professional designer.

A small family does not need additional living rooms. And guests, if necessary, can be accommodated in the living room for the night.

Note that this house's total area includes the area of external walls and partitions.

  • A corridor (8 sq.m.) leads from the entrance deep into the house.
  • On the left and right hand from it there are doors to the bedrooms of 16 sq.m.
  • The corridor turns into a hall, at the end of which there is a fenced off room for technical and economic needs with an area of 5.4 sq.m. The area of the spacious hall is 18.6 sq.m.
  • The house has a spacious combined unit (12 sq.m) and a kitchen combined with a living room.

If desired, the kitchen can be moved to Utility room, and make two zones from the living room: a guest room and a recreation area or equip a cool home office.

If the layout is not touched, then in a fenced-off room you can equip a boiler room, a dryer, an additional bathroom or a closet.

The advantage of this project is that each of the rooms, whether residential or utility, is not a walk-through.

Rooms should be located in the house not only so that everyone is spacious and comfortable. The orientation of the house to the cardinal points should also be taken into account. So, a bathroom, kitchen, pantry, boiler room will survive the lack of light. But bedrooms, children's rooms and the living room need long-term and sufficient natural light.

This project has a total area of almost 80.96 sq.m, while the living area is 53.96 sq.m, and the living area consists of 2 bedrooms and a living room.

  • Bedroom 1 - 14.37 sq.m. It can be a guest room, an office or a nursery.
  • Bedroom 2 - 16.07 sq.m.
  • Living room - 23.52 sq.m.
  • Kitchen-dining room - 10.91 sq.m.
  • Combined bathroom - 6.06 sq.m.

A vestibule leads to the house, at the end of which there is a boiler room or storage room with an area of 3.28 sq.m.

The area of the house stands for a square of 10 × 10 by 2.3 meters. These premises can be donated if the size of the plot does not allow them to be left. And make the entrance from the street directly into the hall, fencing it off, for example, plasterboard wall with a door.

The advantage of this option is that, having accommodated 3 living rooms in the area of the house, it was possible to make each of them separate.

In a house with an area of 100 squares, it is quite possible to plan not only residential area and kitchen facilities. You can also arrange an open terrace, which everyone who buys a suburban private one-story house 10 × 10 dreams of. The layout of the rooms at the same time will be practical and comfortable.

Take a look at the proposed project for yourself. It has three bedrooms of 11.9; 12.2 and 12.5 sq.m and living room 20.2 sq.m. The space between the rooms is the kitchen, which also serves as a dining room with an area of 13.1 sq.m. The toilet room is combined, located next to the entrance to the house.

The living room has four windows and sliding door. The room gets enough natural light. Therefore, behind it you can make a glass veranda. And go to her almost straight out of the house. If this solution does not seem convenient to you, put a door instead of one window. And the window can be moved to the place of the existing sliding doors.

The same terrace, but smaller, can be made in front of the entrance to the house.

Any of the options presented can be changed. For example, move a wall to make a room or terrace look bigger. demolish interior partitions, non-load-bearing, to make rooms more spacious (loft-style). And to change the purpose of the premises - here it will not be as difficult as it seems. After all, this private house, not an apartment in a high-rise building.

One-story house 10 × 10: room layout and its basics

A 10x10 house is considered a medium-sized house. Plus, it's a one-room apartment. And, despite all its advantages, you can't move its outer walls apart to single out one room.

Therefore, it is worth initially deciding which rooms in the house are necessary, and which ones you can do without.

  • Need a living room. This is not the master bedroom, but a gathering place for the whole family. This space should not be neglected. We give him the most spacious room.
  • The number of bedrooms depends on the size of the family. A young family may expand soon, so there should be at least 2 bedrooms.
  • The kitchen, if its area allows, can also be a dining room. Even on an area of 10-13 sq.m, both a cooking zone and a dining set will fit.
  • A bathroom is one of the most necessary technical rooms.
  • Pantry. If there is room, great. Otherwise, stocks are stored in outbuildings in the yard. But it’s possible to allocate a place of 1.5-2.5 sq.m for it in any way in the kitchen or in the hall.
  • Wardrobe. Without private room you can get by under it. Install wardrobes from floor to ceiling. This will solve the placement problem. Helpful Ideas and tips can be gleaned from our article on the design of a small dressing room.
  • A dryer is optional.
  • A boiler room is needed only if there is a stove at home, it is installed steam heating. But most families enjoy double-circuit boilers, gas heating and install underfloor heating. Therefore, the need for this room is eliminated and an additional quadrature is released. And just under the pantry or bathroom.
  • Terrace. You can refuse, but you don't want to.

We increase functionality without pushing the walls apart

You can make the living area more spacious by making adjustments to the layout.

Forum member Grits, after the birth of a child, attended to the construction of a country house frame house. There was already a building site. The project of the house was independently developed with a detailed layout and interior design. The result was a full-fledged two-story frame house 5 by 10 meters with insulation 15 cm. The result of the work is obvious:

Foundation of the house

What is the best foundation for frame house didn't really have to choose. The site already had an old strip foundation 5×7m. After some thought, it was decided to increase the area of the future house, by increasing the foundation in length, by adding three brick pillars. First of all, a fertile layer of earth was removed under the foundation and sand was covered. Now nothing will grow there and it will always be dry. After recovery old foundation and by adding pillars, the required area of the house was 5 × 10 m. Further, they made vents in the foundation and drilled 18 holes to place anchors with studs in them. As the developer later notes, there were quite a lot of such a number of studs, it was possible to safely get by with half as many. However, after preparatory work, the foundation was treated with a waterproofing mixture in several layers. A hydrostekloizol and a film were laid on top. The plinth was made of brick, 1 m high.

Due to frequent heavy rains, the owner of the house was a little more concerned about the reliability of the foundation. Therefore, it had to be dug around the perimeter, after which it was covered waterproofing compound, blocked to a depth of 50 cm with hydroglass and dug everything again (first they covered it with sand and on top of the soil). In addition, tides for the foundation were also installed.

Basement

It is quite justified by the “platform” technology. Which has been implemented. A board 50 and a beam 10 × 15 cm were laid on the foundation, and two beams were attached to the pillars side by side. Everything wooden details fastened to pre-installed studs. In addition, two more beams were installed in the center of the house. As a result, the entire harness turned out to be 15 centimeters high. On top of it, 50 boards were mounted, with a distance between each other of 60 cm. From the bottom of the whole structure, a 25th board was stuffed, which played the role of a subfloor. Two layers of polystyrene were laid inside the resulting cells - 5 and 10 cm. Along the edges, the foam was foamed and covered with 50 × 300 boards from above.

Frame walls

Do-it-yourself frame construction of a house using platform technology involves assembling the walls of the frame in horizontal position on the finished floor. Which is what was done. Right on the floor began to collect. At first, the height of the racks was planned to be 265 cm, while 45 cm should have gone to the crossbar, and as a result, the ceiling height would have been 225 cm. However, the developer considered that this was too low and decided to increase the ceiling height. In total, the builder stopped at a height of 290 cm uprights - with a 45 cm allowance for the crossbar, the ceilings would come out 245 cm high. At first glance - quite a lot, but the owners of the house liked it. Racks of the second floor undertook to do a little less - 260 cm long.

The first rack of the frame was installed by the owner of the house himself, together with his wife. This task turned out to be more difficult than it was thought at first glance, so I had to resort to hiring an assistant. In total, together with him, only 7 days were spent on work. It took two days to install the first floor racks. The second floor got a frame a little faster - just a day. The ceiling and crossbars also took two days of work.

The device of crossbars in a frame house

Do-it-yourself frame house construction technology assumes the presence of crossbars when installing floors large rooms. Crossbars provide significantly better stability of the entire structure. Thanks to them, the logs on the second floor become more durable and rigid, any possibility of deflection is excluded. This design can be built from three 50 boards of the required length, on the sides of which 25 boards are attached at an angle of 45 degrees, in different directions. The next layer is again 50 boards and the final stage is another layer of 25 boards. As the builder himself notes, he did not make the final layer of reinforcement with the last 25 boards, since the structure turned out to be very strong anyway.

The device of the rafter system of the roof of a frame house

wireframe panel houses in terms of roof manufacturing, they are not much different from stone houses. The roof was made according to the drawings of the owner of the house. Payment truss system he did the roofs and the whole layout himself, and it turned out very well. The roof with a ventilated ridge, like the rest, the developer did together with an assistant, since the hired team was not very lucky - the owner of the house was not satisfied with their installation method. Total , the roof of the frame house was erected within seven days. The roof is made up of four bevels at an angle of 45 degrees, between which there is a straight roof. The height of the structure was approximately 150 cm. For rough coating 25 board was used, covered over with ICOPAL insulation and partly with ordinary roofing material, which was nailed with nails 40 mm long. It took about 7 days to work.

Ruberoid is better to use Finnish:

  • just not much more expensive than domestic
  • stronger for breaking
  • easier

Frame wall cladding

All outer racks of the frame were also sheathed with an inch board. Part of the skin was made at an angle. Thanks to this, the whole structure of the house turned out to be really solid. With a larger budget, it would be possible to sheathe the frame (for example, DSP). Since the work was carried out in already cold weather, the owner of the house blocked all the window openings and the roof in several layers with plastic wrap.

The device of the roof of the roof of the frame house

It was decided to cover the roof of the frame house with flexible shingles Tegola Alaska. The builder worked not alone, but with an assistant. The roof took 29 packs of 2.57 m2 soft roof. During the day it was possible to mount 5-6 packs.

Do-it-yourself siding installation in frame house construction

External happening in the following way. At first, the house was wrapped with Isospan windscreen. For this, a steel round + scaffolding was purchased. Next, a crate was stuffed from a board 50 × 75 with a step of 37 cm and a ventilation gap thickness of 5 cm. In the corners there was a board 50 × 150. For cladding, the owner of the house purchased Mitten material, Ivory and Gold colors. The siding of the latest color was used to finish the corners and under the windows - in the end it turned out quite interesting drawing. At first, it was customary to use the BrownStone siding color, but as it turned out, it did not match the flower of the roof at all. Therefore, I had to replace it with Gold. As the developer noted, during his work, he was very pleased with Mitten siding, as it does not require too much effort to install. Everything just snaps into place, and you can cut the material even with a thin disc on the grinder. Together with an assistant trim wooden house siding did not last as long as it might seem. In two days, it was possible to veneer a 5x6 wall, and a 10x6 wall is tiled in 3.5 working days.

Wall insulation from the inside

From the inside, it was decided to produce with the help of synthetic winterizer in mats and in rolls Shelter EcoStroy. As it turned out, the rolls are best suited for mounting at racks - no extra joints are formed. The material was very easy to install, and in addition, it can be easily fixed with a stapler or buttons, thereby preventing the material from shrinking. The attic, however, was insulated with ecowool. The developer liked this material even more than Shelter. As it turned out, the sound insulation of ecowool is much better.
