Coordination of the mezzanine floor (mezzanine) and obtaining permission from the Moscow State Construction Supervision Authority. The device of a residential mezzanine in a modern apartment with their own hands Sketch of the wooden structure of the mezzanine floor

The customers, a married couple, bought this apartment in the suburbs, planning to use it as a dacha: the pleasures of the garden did not appeal, and it seemed to them too troublesome to have a country house. Therefore, initially the project was drawn up taking into account that this is not a place for a family to live permanently.

The apartment is a one-room studio in One of the conditions for the designer was to arrange a sleeping place in such a way that it would not be visible at the entrance to the apartment. On these two points - an apartment as a summer house and a hidden bedroom, and the concept of interior design was built.

Bedroom on the mezzanine

Before the start of all work, the room looked like this: (Fig. 1).

At the highest point, the ceiling had a height of 3800 mm. Based on the photographs of the construction of the house from the developer's website, it was assumed that if you remove the drywall, you can get a total height of more than four meters, and this is enough to create a two-level space. Taking into account the peculiarities of the layout of the apartment - the attic floor and sloping ceilings, as well as the fact that the upper level was supposed to have only a bedroom, where most of the time people are in a lying position, it was decided to arrange a mezzanine - a mezzanine built into the volume of a double-height room.

From idea to realization

After dismantling, the theoretical assumptions about the structure of the roof were fully confirmed. The truss system was made of metal beams, tightened with a crossbar. Given the material of the rafters - metal, the rafters were located in increments of 4.5 meters. That is, there was only one rafter beam above the area of the apartment. And two more passed over the walls. The photo after dismantling shows a crossbar made of two metal corners.

To implement the idea of arranging a mezzanine, the crossbar interfered. And it is impossible to remove it simply because it interferes, otherwise the design of the truss system will be violated. In order to be able to arrange a mezzanine and not violate the strength of the roof, we decided to cut off the crossbar, and support the rafter beam with a metal pole, which will later become the support for the mezzanine ceiling.

But easy to say and hard to do. The required length of the metal beam for the pole turned out to be more than could be easily lifted into the apartment located on the fifth floor. Therefore, the pillar was made composite: the upper part of the pipe with a section of 100x100 mm was welded to the rafter beam, and the lower (missing lower section) was made of welded reinforcement. The lower part of the reinforcement was sewn into the formwork and filled with mortar (Fig. 3).

The upper part of the wall, which did not exist, because the ridge beam did not rest directly on the wall, but on metal supports, which, in turn, rested on the brick wall, was laid.

Overlapping mezzanine

The ceiling of the mezzanine according to the project is based on the resulting pillar, wall and a partition built later, which separated the fireplace and the closet. (fig. 4 and fig. 5).

To support the wall in a brick wall, a strobe 150 mm wide was made, where the board was mounted, with dimensions of 150x50 mm. Wooden floor beams were attached to this board. The mounting board was sunk into the wall so that the force was transmitted to the entire wall, and not just to the anchors of the board. Wooden beams from double boards 150x50 mm were bolted to a metal pole (Fig. 6).

Plywood was laid on the floor beams in two layers, for (so that steps from above were not audible) mineral wool was laid in the ceiling (Fig. 7).

About related work

The device in the second-level apartment required more intervention in the design of the apartment. Since the apartment is located on the last floor, under the roof enclosing the structure from above, there is not a concrete floor, but rafters, wooden lathing, thermal insulation, wind, water and vapor barrier membranes, as well as roofing metal.

As thermal insulation in this house, ecowool material was used - finely chopped cellulose, and to be precise, waste paper, old newspapers. The material may be good, I can not say anything. But in this case, it was clearly laid with violations, because it ceased to have a dense structure. Ground cellulose is impregnated with a special composition and blown out with a strong stream of air. The impregnation sticks the particles together, and the air compresses them into a dense layer. In this case, the insulation hung between the boards of the crate with loose pillows, which were held only by the vapor barrier hemmed from below. In some places the heat insulator was wet. Therefore, it was decided to replace it on the entire section of the roof above the apartment with two layers 100 mm thick. The total thickness of the insulation is 200 mm.

Other designs

The upper part of the metal support post was sewn into a gypsum box. Below the ceiling, the metal pole was covered with a wooden frame with foam plastic to prevent condensation. (Fig. 8) and lined with wooden panels (Fig. 9).

ceilings

The sloping ceiling of the bedroom, however, as in the whole apartment, is finished with an ordinary clapboard (Fig. 13).

Acrylic white lacquer was used as a decorative coating. On the tree, it does not look dazzling white, but a little beige-pinkish. The texture of the wood remains visible through the varnish. Clapboard was chosen as a finishing material for three reasons.

  1. The first is to support the design concept of a “country house”.
  2. The second reason was quite utilitarian: the layout is such that in most of the ceiling, due to the fact that it is sloping, the surface of the ceiling can be touched by hand. Therefore, to make it ordinary is to condemn it to rapid pollution. And the wooden ceiling, if it gets dirty, you can just wash it.
  3. The third reason is that the drywall frame will “eat up” a lot of precious space. The crate for lining is much more compact.
More about the ceilings: the ceiling of the resulting living room and hallway is the space under the mezzanines, also wooden. Plywood, also covered with white varnish, was used for it.

Walls

There were not many walls in the bedroom. Just two. From the outside, the mezzanines are fenced with a wooden grate. Such a solution allowed to localize the space of the bedroom and at the same time not close it with a blank wall, which, in a small area, low sloping ceiling and lack of natural light, would turn the room on the mezzanine into a deaf and uncomfortable closet.

The triangular end wall is finished with textured plaster and painted in a very light color. The final coating is a transparent layer of mother-of-pearl azure, which makes the surface of the wall richer in tone. The same finish has plasterboard structures on the mezzanine and covering most of the walls of the first floor.

The largest part of the walls of the bedroom is finished with a fabric in the form of old roses (Fig. 14).

The fabric used for wall decoration is the most common - it is sold in a bedding store - 100% cotton poplin. Since the fabric is intended for bed linen, it has a very good width - 2.2 meters. Therefore, the canvas was enough without seams from the mezzanine floor to the ceiling - the height of the mezzanine in the highest part is 2 meters.

The fabric is glued with ordinary wallpaper glue, it holds well. Wallpaper glue, even impregnating the fabric through and through, does not leave marks on it after drying. And the surface does not turn out to be covered with a film: after drying, when touched, the texture of the fabric is felt. If not too zealous, such a coating can be washed with a damp cloth. Given that the bedroom is finished in this way, the walls do not threaten to get very dirty. And in normal cases, the walls can be cleaned with a vacuum cleaner.

The head of the bed is a wall panel and at the same time a wall decoration (Fig. 15).

The panel is made of 12 squares of plywood, painted with the same translucent acrylic lacquer as the ceiling. Only in this case, the lacquer is tinted not white, but blue. Sheets of plywood are glued directly to the wall, and the seams are covered with wooden slats. The headboard panel is highlighted on the wall with pilasters - small ledges. In addition to the spatial and planning significance - highlighting the bed area, one of the pilasters “covers a hole in the wallpaper” - has a completely utilitarian role: a part of the metal crossbar of the rafters is hidden under it, which could not be removed.

About furniture and lighting

Apart from the bed, no furniture was planned for this small bedroom. The standard bed did not fit and did not fit. Therefore, the bed was made right on site. It is a wooden podium on which lies a mattress (Fig. 16).

Although this is not entirely true: the wooden podium hides the standard metal bed base with wooden slats. The mattress is quite normal, double. And the wooden panel already described above acts as a headboard. The design of the podium is made of birch furniture board 40 mm thick, painted with the same lacquer as the headboard panel on the wall - blue.

Another of the furniture in the bedroom is wooden shelves in a niche formed by the protrusion of the chimney box and the box in which the ventilation duct is located. Behind the bed is a locker - a box that opens up. One part of the locker is for things. There you can put extra pillows and blankets. The second part, which looks the same, hides a chimney hood fan, which is located in the mezzanine ceiling above the fireplace. And the pipe from it passes under the bed into the ventilation duct in the wall behind the blue panel.

Light in the bedroom - two lamps on the ceiling above the bed. They are switched on separately, the switches are placed on the pilasters.

Another light source that can be used in the bedroom is one of the lights above the stairs. Its plafond, like a large crystal vase, stands on the railing of the staircase.

In addition, light from two chandeliers in the living room on the ground floor enters the bedroom through the grate of the fence: they hang just opposite the grate. Both chandeliers and two lamps above the stairs have dual control through walk-through switches;

Each of these lamps is turned on separately: you can turn on the left or right chandelier, or both at once. Also included are two sconces above the stairs.

Above the sofa, which stands under the mezzanine ceiling, there are three ceiling lights.

Here is the second floor. The area of the apartment has increased by almost twenty meters, and the number of rooms in a one-room studio apartment has reached eight. True, only the toilet on the first floor and the shower room on the second can be considered real rooms, limited by walls on all sides. And the hall, kitchen, dining room, office, living room and bedroom are a single space, zoned with furniture, various finishes and structures such as stair railings. The last photograph (Fig. 18) was taken from approximately the same angle as the first, before work began. You can compare how it was and how it became.

This object, in my opinion, demonstrates that with a careful approach to design, significant results can be achieved in the formation of even a small space.

Modern office buildings, the latest shopping malls and logistics centers delight the eye with original architecture, beautiful sparkling exterior finishes, backlighting lights and a rainbow of advertising.

Not all of these buildings were rebuilt. Many of them were reconstructed, an extension or a superstructure of the attic floor, some were completed from a long-term construction, which stood without use for many years.

Carrying out a technical survey of a part of the building in order to determine the possibility of installing mezzanine floors in the gym area, increasing the total volume of the attic and basement in the survey area.

Design drawing for mezzanine floor

Calculations.

  • Determination of the additional allowable load on the attic floor from the condition of the strength of the floor crossbar.
  • Determining the additional allowable load on the outermost columns of the frame

Survey objectives:

  • assessment of the technical condition of building structures of a part of the building;
  • determination of the possibility of arranging two mezzanine floors in the area of the gym;
  • determination of the possibility of increasing the height of the attic floor.

At present, when the latest technologies make it possible to carry out the expansion of areas quickly and efficiently, the help of qualified experts is indispensable. When thinking about carrying out a comprehensive reconstruction of their fixed assets, any owner must understand that it is better to diagnose the actual state of the object in time than to incur significant financial losses later. A timely ordered examination of the technical condition will find out whether it is possible to demolish the partitions, add additional volumes to the building, or build on a couple more of such floors desired by the owner.

The construction of a residential mezzanine is an excellent opportunity to diversify the layout for rooms with high ceilings. You can place on the mezzanine a children's corner, a small office or a rest room. How should such a nest be arranged and mounted?

Residential mezzanine or dwelling mezzanine

We owe the appearance of residential mezzanines to France of the 18th-19th centuries, when small rooms for servants or solitude and relaxation began to be placed on the upper half-floors of the equipped premises. Over time, dwelling mezzanine or residential mezzanine safely migrated to our country and instantly liked it, and therefore took root.

The modern mezzanine no longer represents a traditional cabinet with doors under the ceiling somewhere between the corridor and the kitchen. Take it harder! Today, the mezzanine is an excellent sleeping place, an office, a library or a playroom, unless of course the height of the main room allows for its device.

A cozy "house with a mezzanine" can be compared with luxurious and equipped floors, as well as a bunk bed in the attic. The mezzanine device allows you to diversify the living space by dividing it into functional zones and making the appropriate decoration.

The design and arrangement of the mezzanine

When installing a mezzanine, the owners of apartments with high ceilings were lucky, because the device of a residential mezzanine must be made at a height of about 210 cm from the floor. Wooden beams or metal structures are used as the main structural elements of the mezzanine floor.

However, one should not confuse the mezzanine with the inhabited mezzanine - a full-fledged level, which is connected by direct connections with the supporting structures. Therefore, for a room for placing a mezzanine of metal or wood, special requirements are imposed. This is the creation of the necessary strength of the floor and load-bearing structures that can withstand the optimal daily load.

In addition, in order to get to the mezzanine, it is necessary to install a ladder of a certain size. Naturally, the device and installation of the mezzanine must begin with the choice of its location.

How to choose a place for a residential mezzanine

For the device of the mezzanine, spacious square-shaped rooms or elongated in height are appropriate. The optimal height of the mezzanine and its area is justified if it maintains a ratio of 1: 3 to the main area of the room.

Categorically not suitable for placing a mezzanine space above a door or window, reminiscent of the location of the top shelf in the car. We know we've been there many times. Instead of the supposed "saved" space, you can get a cramped and uncomfortable niche that no one agrees to climb into. But how impressive the thoughtful design of the mezzanine of the studio or bedroom looks.

Hey you up there!

Unfortunately, the vast majority of apartments with a ceiling height of 250 to 270 cm are practically not adapted to the construction of a full-fledged mezzanine. But there is the possibility of some tricky solutions that can create a mezzanine for a children's playroom. To do this, you need to push the lower tier.

So, for example, a desktop can be placed on the first tier, and the platform of the second tier of the mezzanine can be placed at a height of about 170 cm from the floor. Thus, from the cut meters, you can create a platform for mounting the mezzanine. And if you move the first tier of the hedgehog lower and arrange a small dressing room with drawers there, then the second tier will rise even higher, making room for the mezzanine.

By the way, the area for the mezzanine is optimal with sizes from 3.5 m. This will allow you to place a sleeping place or a place for games in it, if we are talking about additional space for children. The cozy mezzanine bedroom always enjoys increased attention and interest among children.

mezzanine studio

The design of the studio mezzanine should be openwork and spatial. Therefore, the studio mezzanine must be carefully planned, taking into account the location of especially loaded areas. Therefore, to create this type of mezzanine, you cannot do without elements and stairs of their stainless steel.

For rooms with sufficient height to accommodate mezzanines, it is possible to create a gallery-type room. This means that the mezzanine studio will encircle the room from those sides. Moreover, one of the sides of the gallery can be expanded to a platform where you can place a table, chair and bookshelves.

The use of spectacular material - duplex glass and frameless type fences - will finally destroy the stereotypical ideas about a closed space. Such "transparency" will exclude strict confidentiality and bring a note of openness and trust. It is preferable to use galvanized steel as the material for beams and load-bearing structures. Static fixed glass railings are installed perpendicular to the longitudinal axis of the roof and floor.

Do-it-yourself residential mezzanine device

material selection

By its design, the mezzanine consists of support beams and a ceiling located on the beams. Depending on the chosen model, the supporting elements and beams can be metal or wooden. For the device of the mezzanine you will need: a steel profile, bolts for fastening and a floor base.

As a base, you can use fiberboard boards, boards, plywood and polycarbonate boards. As an outer skin, it is better to give preference to drywall. It is recommended to lay soundproofing material between the outer skin and the ceiling.

mezzanine installation: floor beams

The mezzanine device begins with the marking and installation of the corner profile. It is important to remember that the reliability of the entire structure will depend on the reliability of the installation of the corner profile.

Then the floor base is laid. In the case when the mezzanine is installed on supports, it is necessary to take into account the bearing characteristic of the floor. And again, a preliminary calculation for installation will not hurt.

When constructing a mezzanine with your own hands, the thickness of the shelf must be at least 20 cm, including the thickness of the floor beam and boards. If the thickness of the shelf is less than this size, it will be necessary to strengthen the structure by introducing additional stiffeners.

The main parts of the carrier platform of the mezzanine are the longitudinal and transverse beams. You can make beams with your own hands from timber and rolled metal - I-beams, T-beams and channel bars. The advantage is behind metal structures that do not vibrate and do not bend from the severity of the mezzanine.

But it is recommended to use a metal structure for fastening after calculating the loads on the floor. To support the mezzanine, it is preferable to arrange support pillars. In exceptional cases, it is possible to use a tie-down unit. For fastening on strands, long anchors are used.

Selection and installation of stairs

The tiered arrangement of the residential mezzanine will require the installation of stairs. Such a requirement can leave an imprint on your mezzanine plans, because any staircase takes up a lot of space. So, for example, to climb a residential mezzanine, to a height of more than 2 meters, you will need a ladder with 10-14 steps.

The most convenient staircase for climbing to the mezzanine is considered to be a marching staircase. If the possibilities of the room do not allow the installation of this type of stairs, you can use an ordinary attic-type staircase.

> Mezzanine floor: coordination of the mezzanine floor in a non-residential premises, building, apartment and mezzanine project

Coordination of the mezzanine floor (mezzanine) and obtaining permission from Mosgosstroynadzor

Modern industrial, retail, warehouse and sports facilities make it possible to obtain additional square meters for the organization of utility rooms, storage of goods, industrial premises, office and retail space, entertainment complexes and other useful space, due to the expansion of the usable area due to the mezzanine floor.

Mezzanine floors (mezzanines) and similar structures solve this issue at relatively minimal material costs. The development and installation of interfloor ceilings is a rather responsible process.

The mezzanine can be either a floor or a mezzanine, usually not less than 2.10 m high for technical rooms. In factory workshops and hangars, it is advisable to build mezzanine floors for management personnel.

In apartments, the permissible height of the mezzanine floor must be at least 2.5 meters according to SNiPs and SanPiNs.

The project of the mezzanine floor in the apartment and non-residential premises (building)

The superstructure of the mezzanine floor, with acceptable possibilities without increasing the height of the building, allows you to increase the number of storeys and, accordingly, increase the area of \u200b\u200bthe premises without large capital expenditures.

Engineering and design solutions may be different and are based on a technical examination of the condition of the supporting and enclosing structures of a non-residential premises (building), a private house or apartment.

The superstructure of the mezzanine floor (mezzanine) in an apartment, non-residential premises, a building or a private house requires a full range of preparation of permits and the obligatory receipt of permission for reconstruction from Mosgosstroynadzor.

For the arrangement of an intermediate mezzanine floor, there are also a sufficient number of design solutions. Much depends on the nature of the use of the mezzanine floor under construction and future loads on the floors.

For apartments, offices and other non-residential premises, where a small load on interfloor ceilings is acceptable, a constructive version made of metal and a floor made of wooden boards is possible.

For more significant loads during the operation of the mezzanine floor, I recommended a variant - a monolithic ceiling along the corrugated board laid on the metal structures of the interfloor ceilings. The corrugated board in this case performs the function of a formwork for a concrete screed.

For decoration of premises on the mezzanine floor:

  • with wooden board floors, you can make walls and ceilings from lining or MDF panels;
  • with a concrete floor, the choice of finishes can not be limited, but finished like a regular office: walls - plasterboard, ceiling - suspended Armstrong.

The arrangement of mezzanine floors, by definition, is a reconstruction!

The device of the mezzanine and mezzanine floors is a reconstruction and requires mandatory permission from Mosgosstroynadzor (Committee for State Construction Supervision of Moscow), since in accordance with the Town Planning Code of the Russian Federation (Article 51): reconstruction is a change in the parameters of capital construction objects, their parts ( height, area, number of floors, indicators of production capacity, volume) and quality of engineering and technical support.

Living space with characteristic wall panel arrangement. , apartments are different, but they are united by one thing - this is a high-quality expansion of living space that can significantly increase the useful area of \u200b\u200bthe object.

The peculiarity of the outer walls in the arrangement of the superstructure inside the house is in the vertical rise to a certain mark and a smooth transition to the roof slope. Thus, the share of the load on the interfloor ceilings hidden by the attic sidewalls increases, so it is important to correctly calculate all the parameters of the living space. This building technique works effectively in apartments, residential buildings, where the construction of a second floor is not possible. Magnificent mezzanines will increase the possibilities of natural light in the living space, and will give coziness and comfort to even the smallest building.
