Cottage for a family of 3 people. Projects of houses for a large family

Concrete, wood with an area of 500 m 2. Customers can choose from 134 ready-made architectural solutions in classical and modern styles. They were developed by experienced specialists, since the abundance of diverse premises leads to increased requirements for materials, the location of engineering systems, and fire safety.

Features of the layout of residential buildings of a large area

The huge residence provides everything you need for permanent comfortable living:

  • common areas where numerous households can gather for dinner, meet guests;
  • separate rooms for parents, children, the older generation, delimiting personal space and equipped to the taste of the inhabitants;
  • several isolated bathrooms, showers on each floor, access to which is often organized from the bedrooms;
  • terraces, balconies, verandas of a large area for walking, where you can place garden furniture: a deck chair, an armchair, a table;
  • cozy workrooms and a library designed not only for placing books, but also for business negotiations.

As a rule, projects of large houses and cottages include a spacious gym or swimming pool, sauna. An obligatory element of planning is guest rooms for temporarily visiting relatives and friends.

Historical styling or modern design?

When deciding on the construction of an elite estate intended for several generations, you should seriously think about its external appearance. A competent project of a large house, whether it be an Italian villa or an English mansion, necessarily implies the arrangement of the adjacent territory - this can be clearly seen in the photo in the catalog.

There are no restrictions in terms of choosing a style solution - each person builds a house for himself. Examples of work testify to the diversity of tastes of our customers.

  • Medieval brick castle, 719 m 2 - capital building of 4 floors, with an attic, a second light and a pool (No. 31-37).
  • A bright mansion in the American colonial style, 576 m 2 - with a sauna and a bay window reminds of the times of Scarlett and the war between the North and the South (No. 30-88).
  • A modern building in the hi-tech direction, 649 m 2 - with panoramic windows, built of concrete, the embodiment of the tastes of the XXI century (No. 40-89B).

The architects of our company are ready to develop a house for a large family of original design and any level of complexity.

I have a dream to build myself a private house within the city, even if it is not the center, but definitely in the city. I sometimes “wander” on the Internet looking at various projects. But how to understand - what area is needed for a family? After all, you need to choose the optimal dimensions, no more, no less, namely as much as you need, so how to calculate? You know, there are a couple of calculation methods, today I will share them ...

First you need to understand what kind of house you need, this is the material of the walls, the production technology and the number of storeys, the presence of a garage, etc. And after that you need to calculate the area.

Everyone chooses the material for himself, there can be both stone and, to your taste, color and wallet.

The number of floors is mainly chosen from the size of the plot - if the plot is large, you can build 1 floor, because you are practically unlimited in the land. If there is not enough space, 2 and even 3 floors are considered, so the first floor can be made compact and duplicated upstairs. So we got to the square.

For 3 persons

Family - two adults (father and mother) and a child. To begin with, I want to note that we will build a modern house, I mean with all the “necessary” rooms. The ideal project, according to many designers, should have two floors. But what rooms should be:

  • Hallway, any room begins with it. A good area for her is 5 square meters.
  • Boiler, heating. Also enough 5 sq.m.
  • Kitchen. If it is alone, that is, it is not combined with anything, then 12 sq.m is enough
  • The dining room is sometimes combined with the kitchen. Desirable - 12 sq.m
  • Living room or hall. A comfortable room where you are not ashamed to invite friends, approximately 25 - 30 sq.m.
  • Bathroom (if there are two floors, there should be two), each 5 sq.m.
  • If three people live, there should be two rooms. That is, parents and children. Comfortable rooms - 15 sq.m
  • An office for work is also desirable. 12 m is enough
  • Corridors, usually 10% of the total area. THAT we have somewhere 14 sq.m
  • Garage. I would like to note that in some projects it is included in the area of the house - 25 sq.m.

Well, let's like the area.

5 + 5 + 12 + 12 + 30 + (5 X 2) + (15 X 2) + 12 + 14 + 25 = 155 sq.m.

The house really has an optimal area, which will allow you not to spend extra money on heating, but also not to feel cramped. And I already included a garage for one car in our project, so we got out of the car and immediately went home, this is a big plus.

For 4 people

They are parents and two children. "Just throw one room and that's it" - you say! This is not always the case. Here the optimal area may be slightly different. And that's why.

YES, of course, you need to add an area for one child, that is, it is + 15 meters. However, for children, designers and psychologists recommend making another common room, let's call it "play" at an early age and entertaining at a later age. There, children can meet their guests, then friends can stay there overnight, etc. I think you understand. For such a room, again, 15 sq.m. is desirable.

Thus, we add 30 meters to our area, the total space is 155 + 30 = 185 sq.m .

This is the optimal area for 4 people.

Of course, many rich people make the rooms just huge, 30 or more square meters. Of course, this is not prohibited, but the squares grow up to 300 and 400 meters. But they need to be heated! Remember this.

I guess I'll end here, I think my thoughts will help you.

The project of a very small house for living, only 67 square meters, but it has everything for a comfortable stay of 3 people. The task was quite difficult, but interesting, they wanted to meet the million with interior decoration. Therefore, they thought through every little thing, starting from the foundation and ending with the last nook in this house. We chose UShP (insulated Swedish stove) as the foundation, in this case we get not only the foundation for the house, but also heating immediately, since the pipes of the warm floor, with this technology, are laid directly into the foundation itself, here we saved on the work of laying out the heating in home. The next choice was frame technology, a house with this technology can be built in a week, plus it is very cheap and this is one of the warmest types of houses. We also approached the exterior decoration of the house very carefully, we wanted to make a stylish and inexpensive house, so we chose an imitation of timber, as a result, the entire exterior decoration cost us only 43 thousand. The next very important step was the layout, we needed to place two bedrooms, a living room, a kitchen, a bathroom and a vestibule in the house, plus a lot of storage space, this house has everything and there is no feeling of crowding, although each room has spacious built-in wardrobes , as well as above the bedrooms, a bathroom and a vestibule there is a very large mezzanine, which the owners can use as additional storage places, guest bedrooms, or as fantasy tells. The layout also took into account other points, such as electrical wiring, in order not to sew up all the walls inside the house, or not to make open wiring, all electrical outlets are located on internal partitions, and they are framed, so do not interfere with the wiring of sockets or switches, with the exception of the master bedroom, where the headboard was replaced by a regular grooved floorboard, and switches and sockets near the bed will be installed behind it. The design of the premises was also approached with special attention, there are no expensive finishing materials here, only plates covering the frame, it is possible to change them for lining or imitation of timber, painted with paint or tinting varnish, plus a floorboard and several meters of inexpensive white tiles, saving on face. As for the furniture, everything is also quite interesting, from the points of purchase, in this house there are only chairs from IKEA and a sofa, we will order all the rest of the furniture from the carpenter, so the furniture will still remain for the grandchildren. Special attention was paid to the lamps in the nursery, the legs are made of wood, but the lampshades are covered with a piece of a children's sweater. And our doors are from the beautiful young company DoorsBrothers, please love and favor.))

Any architectural and construction project consists of three parts: architectural, design and engineering. This is a document without which the developer will not receive permission to start construction.

The main part of the project is the architectural and design sections. If the customer is sure that there are intelligent specialists in engineering networks in the construction team, then the development of this part of the project in a specialized company can be abandoned. But it is necessary to understand that the architect, designer and engineer are working on the project together and such moments as, for example, strobes and openings in the walls for laying pipes and wires, are provided by them in advance.

The engineering part of the project is divided into several parts

  • Water supply and sewerage (VK)
  1. water supply scheme
  2. sewerage scheme
  3. general view of the system.

Before proceeding with the design, it is necessary to decide what kind of communication will be - individual or connected to a centralized system.

Individual water supply gives complete independence from external conditions. But it must be remembered that you will need your own sources of water, and drilling a well will cost a decent amount.

Connection to a centralized system will require designing in accordance with the specifications of the existing network and obtaining permission for tie-in.

When connecting a sewer to a centralized system, the procedure is the same as when connecting a water supply: making a request to the relevant services, developing a project, obtaining permission to tie into the system. If you decide to organize an individual sewer system, then from time to time you will have to invite a sewer service.

  • Heating and ventilation (HV)
  1. heating scheme: calculation of the required power of the equipment, distribution schemes for heating mains, location of pipes and radiators
  2. ventilation scheme: binding to power electrical equipment, ventilation communications and shafts, passage nodes and, if necessary, the location of stoves and fireplaces
  3. boiler piping (if necessary)
  4. general instructions and recommendations for the section.

If the ventilation system is always an individual design, then heating can be either individual (stove, air, water, electric), or connected to centralized networks.

  • Power supply (ETR)
  1. lighting layout
  2. wiring of power networks
  3. ASU scheme
  4. grounding system
  5. detailed description and characteristics of all elements of the system.

Electrical systems can be divided into mandatory and optional. Mandatory include indoor and outdoor lighting, ventilation, air conditioning and electric heating systems. Additional systems include systems such as "Warm floor" or automated gate control.

IMPORTANT

  • Each part of the engineering section of the project should contain general and technical descriptions, specifications of materials and necessary equipment.
  • Drawings of elements of all systems and floor electrical wiring are made on a scale of 1:100.

Making changes to the project

Often, the customer is faced with the question: choose a typical house project and save money, while losing on the originality of future housing, or order an individual project, but for a lot of money.

Our company offers a compromise option. You order a standard project, and we make changes to it, taking into account all your wishes as much as possible. Of course, this implies additional costs, but, in any case, such a project will cost much less than work for a specific order. And we will make sure that your house looks original.

The following changes can be made to the project of the house:

move wall partitions. But only if they are not carriers. This operation will allow you to change the size and purpose of the rooms.

moving window and door openings will allow you to change the illumination of the rooms and organize convenient access to the rooms you need

changing the type of floors and walls will allow you to fully realize your own ideas about economical and rational housing

change ceiling heights. Although all our houses are designed with an optimal room height of 2.8 m, some customers find high ceilings to be an additional coziness and comfort.

conversion of the attic into a living space will give you the opportunity to expand your own living space

it is worth changing the angle of inclination of the roof and canopies, taking into account the climatic conditions of a particular region

it is necessary to change the type of foundation, taking into account the engineering and geological parameters of the soil. It is also possible to add or change a basement or basement

add, remove, change a garage or a terrace, you can, in accordance with your ideas about the functionality of housing

changing the structural composition, building and finishing materials will allow you to economically manage your own financial resources

a mirror image project will allow you to organically fit the house into the surrounding landscape.

The changes made should not affect the safety of the home.

Too many changes usually do not improve the project. If you could not choose a suitable house in the catalogs, then it may be worth ordering an individual project from an architect.

Package "Foundation adaptation"

When a typical project of a house is being developed, then some average soil parameters are taken as a basis. But, without having the exact data of the geological expertise, it is difficult to take into account all the nuances in the design. Therefore, often the engineering and geological characteristics of a real site differ significantly from those originally laid down in the project. And this means that the foundation - the basis of the whole house - will need to be finalized in order to make it strong and reliable.

To completely eliminate all problems when laying the foundation, the specialists of our company have developed a package "Adaptation of the foundation". When implementing the package, not only technical characteristics are taken into account, but also the wishes of the customer.

This package includes:

  • choice of foundation type
  • calculation of technical parameters:

Foundation footing depth
- load bearing capacity
- indicators of soil stress under the base of the foundation
- cross-sectional area of the working reinforcement, etc.

  • detailed drawings of the zero cycle
  • cost sheet for building materials.

Adaptation of the foundation gives a full guarantee of its strength, and hence the reliability of the entire building. You are guaranteed to get rid of problems such as shrinkage and cracks during the operation of a finished house. Moreover, often the adapted foundation turns out to be cheaper than the option originally laid down in the project. And this will help save materials and financial resources.

Price: 14,000 rubles.

Individual design

If you decide to build a house, then you have your own idea of what your dream home should be like. And if none of the standard projects suits you, it makes sense to think about an individual project. In addition, it will take into account all your wishes as much as possible: the level of comfort, family composition, even the view from the window. It is clear that such a project will cost a lot. But you will know for sure that there is no other like it.
Sometimes, however, you have to resort to individual design forcedly. For example, the developer got a plot of land of a non-standard configuration, and not a single standard project simply fits into it. And it also happens that the number of changes made by the customer is such that it is easier and cheaper to design a house from scratch.

Stages of work on an individual project:

  • development of technical specifications for the design of a house
  • contract for design work
  • preparation of a draft design: linking the building to the terrain, external and internal views, layouts, sections
  • detailed study of sections of the project.

In addition, you can also order:

  • projects of additional structures - a garage, a workshop, a bathhouse, etc.
  • visualization of the project in 3D format.

Ultimately, the customer receives a package of design documentation, consisting of architectural and structural sections.

The project features:

  • The general plan of the house with its binding to the boundaries of the site.
  • Floor plans, which indicate the thickness of walls, lintels and partitions, the area of \u200b\u200bthe premises, the specification of windows and doorways.
  • Facade plans with indication of finishing materials and color schemes.
  • Sections of the building and main units.
  • Drawings and sections of the foundation, bill of materials.
  • Calculation of the ceiling, roof truss system, roof insulation and waterproofing units.

You can decide on the style of the future home in the catalog "Individual design".

Package "Tender offer"

For any developer, the question from a cheerful nursery rhyme "what should we build a house ...?" far from idle. Moreover, the cost of building a house depends on many factors. Therefore, you should not estimate the costs "by eye". Without complete information, it will not work to calculate everything to the smallest detail and, in the end, it will cost yourself more. And besides, a careful calculation of the cost of materials and work affects not only your finances, but also the timing of building a house.

You can calculate the construction costs with the utmost accuracy using the "Tender offer" service developed by our specialists. In fact, this is a document that provides a complete list of all building materials and work, indicating their volumes.

The presence of a tender offer allows:

  • get a real picture of the costs of upcoming construction
  • attract a construction company that is able to offer the most favorable conditions for the performance of work
  • not only understand the essence of the construction process, but also competently control the consumption of building materials, independently adjusting prices for each item
  • competently supervise the actions of contractors at all stages of construction

a tender offer supported by information on the cost of materials and construction work is a serious argument for obtaining bank loans.

Package "Anti-ice"

Snowdrifts and ice in the winter on the roof of your house cause a lot of trouble. You can, of course, climb onto the roof and wave a shovel in the cold for 2-3 hours - that's business. But effective snowmelt and anti-icing systems have long been invented and widely used. Their basis is heating cables. The system is organized on the same principle as the "warm floor". Only more powerful and the cable laying step is smaller.

The Anti-Ice package is developed taking into account the peculiarities of the power supply of the house:

for roofs and gutters: snowmelt in gutters, at the edge of the roof in order to prevent the formation of icicles and frost in the pipes

for the entrance group: heating of steps, paths and open areas

for the entrance to the garage: heated driveways

in addition, sometimes the Anti-Ice system is used for heating the soil in greenhouses, and for landscape heating of flower beds, lawns and lawns, as well as for heating sports facilities.

During the design process, the minimum energy consumption is calculated and fire safety is ensured. When creating the Anti-Ice system, it is recommended to use only certified self-heating elements that do not support combustion. In addition, the system is equipped with an overtemperature shutdown device or a differential circuit breaker to automatically shut down the system when power loss is detected. If the system is too large, it is divided into smaller sections. This makes it easier to manage her work.

Important:

for a multi-pitched roof, the Anti-Ice system will be designed by specialists of our company on an individual order.

Package "Lightning protection"

Often, developers do not attach much importance to protecting their own houses from lightning: someone saves, someone thinks, someone hopes for "maybe". But 3-4 years after the construction of the house, many people remember about lightning protection. All household appliances burned down at a neighbor's roofing felts, or statistics about how many fires happen due to lightning a year caught my eye.

We propose to resolve the issue immediately: to provide protection already at the design stage of the house. It is worth thinking about this, if only for purely aesthetic reasons - there will be no need to once again hollow out the walls of the house and pull the down conductor along the facade, violating the well-thought-out appearance of the building.

Home lightning protection is a system of devices located both outside the home and indoors. External lightning protection prevents lightning from entering the house, internal - protects the electrical network from sudden voltage surges. And special devices protect electrical engineering from sudden changes in the electromagnetic field within the radius of a lightning strike.

The package "Lightning protection" includes

  • plan-scheme of the location of lightning rods that take on direct lightning strikes
  • cross-sectional diagram of a current collector that diverts current from the lightning rod to ground
  • ground loop circuit that distributes lightning energy in the soil, ensuring complete safety
  • averaged resistance calculations
  • detailed list of required materials
  • recommendations for project implementation.

The package "Lightning protection" from the company Dom4M guarantees you the safety of your home even in the most severe thunderstorm.

Package "Central vacuum cleaner"

"Central vacuum cleaner" is a kind of aspiration system(removal of small particles by sucking them in with an air stream).

The system consists of:

  • vacuum cleaner(installed in the technical room);
  • duct system, along which the dust-air mass moves (more often hidden installation is carried out in the preparation of the floor or in the space behind the false ceiling);
  • pneumosockets and pneumosows(a flexible hose with a telescopic rod and a nozzle is connected to the former, as in a conventional vacuum cleaner, the latter are intended for express cleaning, usually in the kitchen).

Pros:

  • removable dusty no air gets in back into the room, and is “thrown out” after the unit to the street;
  • No noise in clean rooms.
  • Ease of cleaning without "pulling" the vacuum cleaner from room to room, without the use of extension cords.
  • Concealed installation system, there is nothing in the room except a pneumo-socket.

Package "Comfortable home"

Explanatory dictionaries claim that comfort is a set of household amenities, without which life is unthinkable.
modern man in a modern house. Most of these amenities are laid down at the design stage. But we are ready to expand their list and help clients make their own housing as comfortable as possible.

Therefore, our company Dom4m has developed for you the "Comfortable Home" package, which will allow you to make your home cooler on a hot summer day, and cozy and warm in winter colds.

The package "Comfortable home" includes

  • Underfloor heating project This is a state-of-the-art home heating technology. It can be used by connecting to both local and centralized heating systems. In addition, heated floors can be both the main and additional source of heat in the room. The main advantage of the system is that it creates a uniform thermal regime, does not dry the air, and at the same time fits organically into any interior.
  • Design of a ventilation system with recuperation. Unlike traditional systems, ventilation with recuperation makes it possible to save significant costs during operation. The essence of the system is that the exhaust air, passing through the heat exchanger, gives up its heat to the cold stream entering from the street. Everything ingenious is simple. This system allows you to significantly reduce heating costs. Savings reach up to 80%. And, in addition, the load on the network is reduced. In the summer, the heat recovery ventilation system can cool the warm air from outside. And here you are already getting savings from reducing energy consumption when air-conditioning your home.
  • Air conditioning project. Such a project offers you a choice of a ducted air conditioner with the distribution of air flows throughout the premises or a multi-split system that allows you to connect several indoor units to an external unit at once.

Residential building with elements of the Romanesque style, the main focus in this project is semi-circular window openings. The building fits well into the environment. In the world of new technologies and expensive energy, the development of alternative energy in private housing construction becomes relevant. Annual price increases for apartments become an incentive to build your own country house. In the era of clean energy, people will be able not to pay for electricity, which should be free of charge, as Nikola Tesla said 100 years ago. Heating due to the heat of thermal waters, electricity due to the power of wind and sun, all this awaits us in the near future. This project presents wind turbines with a vertical axis of rotation, capable of providing up to 80% of all electricity at home.
